Before taking a listing forward, identify the actual project and phase, promoter and relevant registration record. Compare the property being marketed with the official entry rather than relying only on a brochure or a number copied from another advertisement.
Record what was checked and when. If a promoter claims an exemption, obtain the basis and have it assessed where necessary. An unexplained blank registration field is not the same as a verified exemption.
If the official record does not match the proposal, pause the affected representation and resolve the discrepancy. A salesperson’s assurance that the paperwork is “in process” is not a substitute for checking the applicable legal position.
Advertising and registration-number use
